Buying an Investment Property – Four Major Guides Or Rules

Real Estate Investment: Treat it like a Business…When buying an investment property, treat the purchase in the same fashion you would if you were purchasing a business down the road. Look at it holistically, examining all quantitative and qualitative aspects of it’s financial position, purchase price and management. Failure to examine the properties balance sheet and its current management could have dire consequences. Few if any residential property investors take the time to conduct this critical examination and instead let their emotions and pot luck dictate their buying strategies invariably when these investors are asked why, they respond with comments such as:1. Property increases in value over time so I was looking at capital gain, 2. I was told to hold [by the marketers] the property for ten plus years so it did not matter if I initially paid too much for it as time fixes all, 3. I was told that I would get large tax benefits so the high price and poor cash flow did not matter as much, as I could claim it as losses on my tax, 4. I trusted the marketer that sold me the property, as they promised a rental guarantee,STOP would you buy a business and keep taking the losses? How long do you think you would stay in business?Stick to the fundamental disciplines of investment, once you have learned and practiced the disciplines your investing will move from shaky ground on to a solid footing and never again will you fall for the hype and far fetched stories of seminar presenters or marketers who profit from your ignorance.I will cover four major guides in this issue and the disciplines latter in subsequent articles, now to get you started.Guide (1) Switch off the Real Estate market,Guide (2) Don’t worry about interest rates or the economy,Guide (3) Buy a business NOT a property,Guide (4) Manage your portfolio of businesses.Let us now look at the first of these guides:Guide 1. SWITCH OF THE REAL ESTATE MARKETThe real estate market is driven by hysteria and emotion. It is some what like a manic depressive!! At one moment it can be ecstatic about falling interest rates and future prospects one minute and unreasonably depressed at the prospect of rising interest rates, the economy or numerous other factors the next. During the time of wild excitement, gurus pop out of woodwork telling you how they became a millionaire from negative geared property investment, or how to triple the value of your investment property in three years. They never, however, offer any proof or some workable formulas. The minutes unreasonable depressions sets in, these gurus scamper back into the woodwork, never to be heard from again till the next swing…sound familiar?Fortunately for the sophisticated investor, this behavior creates opportunities, particularly when overpriced negative geared properties take their toll on the finances of the ignorant investor. The smart investor has now properties available at irrationally low prices. Just as you would not take advice from an advisor that exhibited manic depressive tendencies, neither should you allow the real estate market to dictate your actions. The real estate market merely exists to assist you with the mechanics of buying and selling properties.If you have done your homework, understand the property business and are confident that you know more about your business than the real estate market does, then turn off the real estate market. You will be surprised at how well you do, in acquiring well priced properties, without being influenced by the market. Pretty soon you will be convinced at how well your investment health has survived, despite your inattention to the market. The only time you would allow attention to the market is to ask “Has anybody done anything stupid that will allow me an outstanding opportunity to buy a great property at a marvelous price?”Guide 2: Don’t worry about the interest rates or the economy:How often have you heard people whining about government policy,the building industry, rising interest rates,taxation and how many bank foreclosures are occurring? How often have you found your self discussing and debating whether the economy is poised for growth or slipping toward a recession, whether interest rates are moving up or down, or whether there is inflation or deflation? Have you ever done anything about it? Can you influence or change government policy or control inflation? STOP Give yourself a break.Stop wasting your time and energy analysing the economy OR assuming where or what the economy will be, thus hoping and praying to buy property to fit neatly into that grand assumption.This in my opinion is FOOLISH thinking. For these pertinent reasons.First: NO ONE HAS ECONOMIC PREDICTIVE POWERS andSecond: If you buy your investment to suit a particular economic environment, you could be destined for massive failure.Time is more wisely spent, locating and owning investment properties wisely and profitably, bought with the ability to profit in any economic environment rather than buying property following some self designated GURU who has their own agenda.Guide 3:Buy a business NOT a propertyBefore you start arguing that a property is not a business, STOP. An investment property is a business and must be treated as such. Once you have got your mind around treating your investment property like a business and that you have decided to invest in this business, once this decision is made it cannot and should not be changed. Further more you have to hold and run this investment as a business using all the disciplines required for the profitable running and management of a business.Ultimately the wealth generated from this business ownership will support you in your retirement.Now what will you be thinking about prior to investing in this business. No doubt your mind will be racing with stacks of questions, initially creating massive confusion.However if I were given the same situation I would methodically begin with making a list of all the things that I would need to discover about the business, these are what I call the business disciplines and I will cover them latter in my next issue or alternatively you can enroll in my course.Ther are Four major fundamental disciplines.Guide 4: Manage your Portfolio Of Businesses (Property)Now that you are a “(Property) business owner ” as opposed to a “Know nothing Investor” and “BANK ASSET”, you no longer measure your success by annual price changes or capital gains.You have the ability to select the best opportunities around as they become available. Your goal as a property business owner is to create a portfolio of properties (businesses) that will produce the highest level of earnings over the next ten years, because ‘earnings’ NOT ‘Price Changes’ now becomes your highest priority. Several things have now changed:Firstly: Your thinking has changedSecondly: You are less likely to sell,Thirdly: You are less likely to be influenced by the numerous Gurus peddling secretsFourthly: You are less likely to buy marginal investments.Now that you are managing a portfolio of property business, not only will you avoid selling, you will only pick new property businesses for purchase with much greater care and adherence to the business disciplines. You will resist the temptation to buy properties that do not have a profitable balance sheet (net rental position), you will start accumulating and growing large cash reserves.If the property business does not pass the test DO NOT PURCHASE IT no matter the locationDO NOT LET YOUR SELF TAKE IRRATIONAL RISKS and become a lemming again
