Buying an Investment Property – Four Major Guides Or Rules

leave a comment »

Real Estate Investment: Treat it like a Business…When buying an investment property, treat the purchase in the same fashion you would if you were purchasing a business down the road. Look at it holistically, examining all quantitative and qualitative aspects of it’s financial position, purchase price and management. Failure to examine the properties balance sheet and its current management could have dire consequences. Few if any residential property investors take the time to conduct this critical examination and instead let their emotions and pot luck dictate their buying strategies invariably when these investors are asked why, they respond with comments such as:1. Property increases in value over time so I was looking at capital gain, 2. I was told to hold [by the marketers] the property for ten plus years so it did not matter if I initially paid too much for it as time fixes all, 3. I was told that I would get large tax benefits so the high price and poor cash flow did not matter as much, as I could claim it as losses on my tax, 4. I trusted the marketer that sold me the property, as they promised a rental guarantee,STOP would you buy a business and keep taking the losses? How long do you think you would stay in business?Stick to the fundamental disciplines of investment, once you have learned and practiced the disciplines your investing will move from shaky ground on to a solid footing and never again will you fall for the hype and far fetched stories of seminar presenters or marketers who profit from your ignorance.I will cover four major guides in this issue and the disciplines latter in subsequent articles, now to get you started.Guide (1) Switch off the Real Estate market,Guide (2) Don’t worry about interest rates or the economy,Guide (3) Buy a business NOT a property,Guide (4) Manage your portfolio of businesses.Let us now look at the first of these guides:Guide 1. SWITCH OF THE REAL ESTATE MARKETThe real estate market is driven by hysteria and emotion. It is some what like a manic depressive!! At one moment it can be ecstatic about falling interest rates and future prospects one minute and unreasonably depressed at the prospect of rising interest rates, the economy or numerous other factors the next. During the time of wild excitement, gurus pop out of woodwork telling you how they became a millionaire from negative geared property investment, or how to triple the value of your investment property in three years. They never, however, offer any proof or some workable formulas. The minutes unreasonable depressions sets in, these gurus scamper back into the woodwork, never to be heard from again till the next swing…sound familiar?Fortunately for the sophisticated investor, this behavior creates opportunities, particularly when overpriced negative geared properties take their toll on the finances of the ignorant investor. The smart investor has now properties available at irrationally low prices. Just as you would not take advice from an advisor that exhibited manic depressive tendencies, neither should you allow the real estate market to dictate your actions. The real estate market merely exists to assist you with the mechanics of buying and selling properties. If you have done your homework, understand the property business and are confident that you know more about your business than the real estate market does, then turn off the real estate market. You will be surprised at how well you do, in acquiring well priced properties, without being influenced by the market. Pretty soon you will be convinced at how well your investment health has survived, despite your inattention to the market. The only time you would allow attention to the market is to ask “Has anybody done anything stupid that will allow me an outstanding opportunity to buy a great property at a marvelous price?”Guide 2: Don’t worry about the interest rates or the economy:How often have you heard people whining about government policy, the building industry, rising interest rates, taxation and how many bank foreclosures are occurring? How often have you found your self discussing and debating whether the economy is poised for growth or slipping toward a recession, whether interest rates are moving up or down, or whether there is inflation or deflation? Have you ever done anything about it? Can you influence or change government policy or control inflation? STOP Give yourself a break.Stop wasting your time and energy analysing the economy OR assuming where or what the economy will be, thus hoping and praying to buy property to fit neatly into that grand assumption. This in my opinion is FOOLISH thinking. For these pertinent reasons.First: NO ONE HAS ECONOMIC PREDICTIVE POWERS andSecond: If you buy your investment to suit a particular economic environment, you could be destined for massive failure.Time is more wisely spent, locating and owning investment properties wisely and profitably, bought with the ability to profit in any economic environment rather than buying property following some self designated GURU who has their own agenda.Guide 3:Buy a business NOT a propertyBefore you start arguing that a property is not a business, STOP. An investment property is a business and must be treated as such. Once you have got your mind around treating your investment property like a business and that you have decided to invest in this business, once this decision is made it cannot and should not be changed. Further more you have to hold and run this investment as a business using all the disciplines required for the profitable running and management of a business.Ultimately the wealth generated from this business ownership will support you in your retirement. Now what will you be thinking about prior to investing in this business. No doubt your mind will be racing with stacks of questions, initially creating massive confusion. However if I were given the same situation I would methodically begin with making a list of all the things that I would need to discover about the business, these are what I call the business disciplines and I will cover them latter in my next issue or alternatively you can enroll in my course.Ther are Four major fundamental disciplines.Guide 4: Manage your Portfolio Of Businesses (Property)Now that you are a “(Property) business owner ” as opposed to a “Know nothing Investor” and “BANK ASSET”, you no longer measure your success by annual price changes or capital gains. You have the ability to select the best opportunities around as they become available. Your goal as a property business owner is to create a portfolio of properties (businesses) that will produce the highest level of earnings over the next ten years, because ‘earnings’ NOT ‘Price Changes’ now becomes your highest priority. Several things have now changed:Firstly: Your thinking has changedSecondly: You are less likely to sell,Thirdly: You are less likely to be influenced by the numerous Gurus peddling secretsFourthly: You are less likely to buy marginal investments. Now that you are managing a portfolio of property business, not only will you avoid selling, you will only pick new property businesses for purchase with much greater care and adherence to the business disciplines. You will resist the temptation to buy properties that do not have a profitable balance sheet (net rental position), you will start accumulating and growing large cash reserves. If the property business does not pass the test DO NOT PURCHASE IT no matter the locationDO NOT LET YOUR SELF TAKE IRRATIONAL RISKS and become a lemming again

leave a comment »

Pregnancy is supposed to be one of the most happiest moments in your life. But it’s hard to remain happy and glowing when it seems like nothing fits or looks good on you. It’s complicated enough when looking for a pair of great fitting jeans. Imagine finding a pair that feels comfortable and flatters a growing belly. Have no fear. Maternity wear has come a long way. And in keeping up with fashion trends, designer maternity jeans now come in several different styles. Here are some recommended brands to try.
J Brand Love Story – This bell bottom jean is incredibly flattering due to the flared legs. The front rise is cut below the belly and higher in the back than regular jeans. This is to accommodate your growing paunch and changing shape. The elastic panels fitted on each side of the waist band allows for you to wear this pair throughout your entire pregnancy.
Citizens Of Humanity Kelly – This classic boot leg style with the famous Citizens Of Humanity “H” embroidery makes almost every butt look great, even pregnant ones. The panel is made of stretchy nylon that hits mid to over belly. It can additionally be worn completely over your baby bump by scrunching the panel down.
Anlo Brooke – Just because you’re a mom to be, doesn’t mean you have to sacrifice style. If you are a pregnant fashionista, you will fall in love with these skinny jeans. Designed with seam detail on the back pockets and zippers at the ankle, you’ll have no problem getting into them. This is because of the elastic insets that are incorporated into the front of the jeans. The best part about this attached, elastic under the bum waistband? You can wear them for weeks and even months after your pregnancy!
Paige Jimmy Jimmy – These boyfriend jeans feature fading and heavy distressing which adds a vintage feel to them. These dark rinsed jeans are super stretchy and have a slightly relaxed fit. This pair of designer maternity jeans come with an under the belly adjustable waist with cuffed hems that can also be rolled down for full length jeans.
Rock & Republic Richie – This boot leg style is a maternity must have that you can pair with your favorite boots or sandals. They have a super comfy elastic waistband with adjustable side tabs that you can adjust for the perfect fit. You can wear these for the entire 9 months and into those transition months before you can fit into your pre pregnancy jeans again.
You may be growing larger by the day, but gone are the days when people tried to hide the growing bump with wide, flowing tent like garments. With designer maternity jeans, you can now stay current and cute while enjoying your baby bump at the same time!

So What Is a Mortgage, Exactly, Anyway?

leave a comment »

So what is a mortgage, exactly, anyway?A mortgage is borrowing money to pay for a home you cannot afford to pay cash for. The term “mortgage” is only used for loans for real estate. Mortgage loan usually range from about fifteen to thirty years, and vary in APR.There are several different factors that contribute to what APR you get, including your credit score, your debt-to-income ratio, national rates, price of the home, and the amount of money you will be putting down.Your credit score is based on everything you do with your money. Credit cards, car loans, student loans, bank overdraft, and defaulted bills are all sources of good or bad credit for your credit report. Your credit report is a snapshot of the last five years of how well you pay bills and handle your money. If you have been irresponsible with paying loans recently, you may have a hard time getting a mortgage on the home you want.To keep you credit score above 620, or better yet, above 700, you don’t need to have a lot of money, you just need to know how to budget and handle your money properly. Make sure you don’t take on more bills you can handle, live inside your means, pay off bills on time, and pay your entire balance of your credit cards as soon as you get the bill. Also, avoid over-drafting any of your bank accounts. You can check all three credit reports free every 12 months with Equifax, Experian and TransUnion, online. You debt-to-income ratio is the balance of how much you make, compared to how much you owe. Your debt includes mortgages, car loans, student loans, credit card bills, and other borrowed money. Your debt in this case does not include food, gasoline, or anything else you buy on a monthly basis, just what you owe someone else already. Keeping you debt-to-income ratio above 10% and below 36% is a good way to keep your credit score in balance. The cost of the home, and how much you put down, can also effect your APR. The larger percentage of the total cost of the home you are putting down will change your APR for the better. A mortgage company is more likely to loan out to someone who has saved money and is willing to part with it to buy their new home; since the homeowner already has such a vested interest in the home, mortgage lenders are more likely to loan and give better rates. So what changes the national rates for mortgages? The answer to that is very complicated, but it is based mostly on two things; the state of the economy and 10-year bond rates. 10-year Treasury Bonds are packaged and backed together for investors; when the 10-year Bond goes up, the mortgage rates go up as well.If you still have more questions about mortgages and what affects your rate, go to your local bank and ask your financial advisor how to get the best rates.

It’s So Easy To Design Your Own Photo Calendar

leave a comment »

It’s for these reasons that photo calendars are still the organizational method of choice for the vast majority of people. No matter whether the person using it is young or old, they’ll have absolutely no trouble filling in their calendar at the start of the year. By simply leading through the pages and scribbling notes next to the dates upon which important events fall, you’ll have in putted all the information you need to ensure you never miss a vital birthday, anniversary or celebration. What’s more, as the year rolls by, you can easily update the calendar in question to feature other important moments, such as medical appointments or school holiday times.Despite the ease of use and reliability of photo calendars, however, there is one major factor which counts against them, and that’s the kind of imagery which most manufacturers seem to think is suitable. All too often, the imagery used is predictable, tedious and anodyne, tending to fall back on dull landscape shots or sugary sweet images of animals such as kittens and ponies. Whilst this may seem like a trivial matter when compared to the job which a calendar performs, the fact of the matter is that it’s a visual item which you’re going to display in your home and one, what’s more, that you’re going to be looking at more or less every single day. Bearing this in mind, surely it’s not too much to ask that it should be at the least pleasant to look at, and one way of ensuring that this is the case is to create personalized calendars based around images of your own choosing. Before now, the idea that you could make your own 2013 calendar would have been greeted with derision by most people, fearing that attempting to stick pictures onto card would result in something which, whilst personal, was also shabby in appearance and clearly the work of amateurs. The technology around digital photography, on the other hand, means that you can create personalized photo calendars which, although utterly unique, are also produced to the highest standards in terms of both materials and techniques.Learning how to make photo calendars is virtually as simple as developing digital photographs. The first step on the road towards creating your own personalized calendar is to choose the images you wish to utilize. Many people opt for a fairly random selection of family images, doubtless feeling that looking at their loved ones each and every time they have to check an appointment is going to brighten an otherwise dull day. For others, however, it’s a chance to create something built around a theme, such as a particular hobby, or maybe the images garnered during the holiday of a lifetime.Whatever theme you choose to go with, calendars, like all personalized photo gifts, are extremely easy to design and craft. Having selected your images and uploaded them to the website you’re using, you’ll be able to make use of software which has been designed with user friendliness as a key component. Each step of the design process will be broken down into a series of simple, logical choices. You’ll be able to select the layout, graphic style, per-printed dates and even the month upon which it starts. When you’re completely happy it will be printed using the best quality materials available, allied to state of the art printing techniques. The same level of excellence will be applied as it is when we produce our stunning canvas photo prints and the result will be something which you’re equally proud to hang on your wall.

Reality Check For Rafael Benitez

leave a comment »

Football is a very unpredictable game and no one can predict what will happen in a given game. It, however, doesn’t hurt to try predict what will happen in a game hence coaches are employed to monitor players and make changes were they see fit all in all to try and ensure a favorable result. However it is beyond anyone that a coach can make a ‘tactical error’ like what we saw in the Capitol One fixture between Chelsea and Swansea.A QUICK MATCH HIGHLIGHTIt is a public secret that most fans were very keen to see what else new signing Demba Ba is capable of, after a wonderful performance in his derby grabbing a brace, but no Benitez had other ideas in mind and had to put Torres in the starting line-up. Well there isn’t much wrong with Torres, the guy can run, put pressure on defense and he can deliver the ball into the box occasionally, but he scores when and where he feels is convenient and for a 50mill striker that is a huge problem. However Benitez seemed like he couldn’t see all these flaws in his team until the 80th minute. Matta on the other hand couldn’t send them home like he always does, maybe just one of those days. Anyway moving on:REALITY CHECK!!At the moment Benitez is in a very tight spot as far as success is concerned considering were Chelsea stand in relation to their title hopes as well as other cups ahead of them. A breakdown of the situation:One of the things that should be a top priority for Benitez should be job security at Stamford bridge. The club is owned by one Roman Abramovich who controls companies that own Chelsea, who over the years has shown that what he needs at Stamford bridge are results and grace periods or time to settle is something that has no place at Chelsea. It is evident that he wants his club to succeed and 8 managers fired is a clear message to Benitez. So it is evident Benitez needs to grab something this season so that he can have something to plea his case come end of season. Most argue that Abrahamovic’s policies are more of a shot in the leg in the long run and he should emulate clubs like Arsenal and Manchester United, but reality check, this is Chelsea and if he (Benitez) doesn’t pull up his socks he will be looking at another sack.Secondly Chelsea fans have been really against Benitez coming to Chelsea mainly because of what Benitez has said in the past about Chelsea. in 2007 he was quoted saying “Chelsea is a big club with fantastic players. But i would never take that job. For me there is only one club in England, Liverpool.” and upon joining Chelsea added on saying he didn’t regret insulting Chelsea. So from the point of view of the fans, this guy is not trustworthy and one can only imagine what pressures surround a manager when the fans are not behind him fully. Of course recent wins have brought him some fans on his side but his tactical mistakes have fueled the fire with some fans. The third thing to consider Chelsea’s position as far as cups are concerned. Currently they are fourth in the EPL after losing their last game to QPR (yes! QPR) and with confident Everton and Arsenal behind they certainly are treading on dangerous ground. The story of the Capitol One Cup is definitely something to worry about with the team losing at home, the cup hopes are something that is dimming very fast. The Europa, though it hasn’t started, is something which might drain them also considering Rafael Benitez has been fielding first team players in all competitions. FA Cup is something to smile about with their recent thrashing of Southampton, although the final is still far its a positive result thus far.Considering the number of cups Chelsea is involved in Rafael Benitez needs to capitalize the January Transfer Window and strengthen his squad for what will be a marathon of game time for the players. With Benitez having a history of not being able to buy well this might be challenging time with critics right around the corner read to confirm. Benitez signed something close to 67 players just over 6 seasons averaging 11 players per season, that is something like a new team every season. Some of his blunders that Liverpool might remember very well include Xabi Alonso to Real Madrid and signing injury prone players like Acquillani. Now being in such position is obviously challenging, but Chelsea is a team with greater players who just need to find the right combinations for them to tick in a positive winning manner. Coming out of a mid-week fixture Stoke City might be a hard hurdle to jump over during this weekend. Considering they lost their first leg at home against Swansea the return leg is not going to be a walkover. Benitez’s stats re not all that depressing when you have an overview, but the only problem is the fact that they are numbers that are getting pushed further into the past by time and might not mean much in the foreseeable future.
